Price mismatch, lower visibility

Hello dear Airbnb Community, I have noticed a decrease in my listing's views and bookings overall despite having added electric scooters recently which I included on the title of my listing, a rare and powerful amenitie in my market. I went to the "Insights" then "Opportunity" tab and found out that my listing on Airbnb is 32% higher than Boooking.com... I use Pricelabs to manage my rates across platforms. is this the reason why I'm seeing a decrease in visibility? how can I fix it?

Wow! Fabulous Condo!

 

I did a search with several dates and you appeared as number one! I'd say that's pretty good.

The drop in views could be several factors including seasonal variations. Something is preventing guests from clicking through to view your listing, so I do have a few suggestions:

 

Title

What sets your place apart from many other condos is that private terrace area! You don't see that often with a condo. You also have that private pool/hot tub and a great cabana and outdoor seating. You also have a King bed. You are giving up valuable space in your title telling guests what they already know as it appears in the sub-title and also they were already searching Tulum. They know it's a Condo in Tulum and the fact it is in Mexico means its tropical:

You need to tell guests in the first words of the Title that this is a private terrace with pool/hot tub. I suggest you highlight what is unique about your place that sets you part and that is the private outdoor space. You need to make it clear this is a private outdoor space. I would also highlight King Bed in Title as many do want that and don't know there is actually a filter for it. The first 35 characters of your Title is what appears on your thumbnail photo in guest searches, so be sure those 1st 35 characters highlight your best amenities. Suggest you change your Title:

 

Current Title

Tropical condo: Scooters, Hot Tub, Pool, Projector

 

Suggested New Title

 

Pvt Yard w Hot Tub/Pool! King Bed~Scooters 

 

or

 

Pvt Terrace w Hot Tub/Pool! King Bed~Scooters 

 

Photos

I would change your cover photo. The one you have now is nice, but guests aren't clicking it to view your listing. You want to highlight your best amenties as your first 5 photos. That would be your outside space and King Bed. I suggest you try this order for the first 5 photos:

Change the order of Bedrooms

I would make your King Bedroom (Room) as Bedroom 1. You should always highlight the largest bedroom first. Then make Bedroom (Room) Bedroom 2 the one with the two single beds. This makes the Where You'll Sleep section showing the King Bedroom first.

 

Add WiFi Speed to Amenities

Airbnb has a speed test you can do that will then promote you Wifi speed on your listing page instead of you showing a photo of it. Suggest you do that as soon as you can:
