We have a renter who booked 6 months ago for Jan 4 to Feb 7 and now has health issues and cannot make trip. Does anyone refund for these things. Jan is busy season for us so don;t want to lose out on rental income

IMHO it's the guest's responsibility to buy a travel insurance.

January is Peak season for us we had a booking from last July and was for this week he cancelled a couple of weeks ago no reason why I didn't give a refund, The way I look at it he has had my calendar blocked for this length of time if I cannot get it booked then I lose money,
No Refunds is my motto,
We have been in this business for many years and we never used to get cancellations but in the last 6 months we have had 3, what's going on? the other 2 were the day before arrival they had no chance I did get quite a bit of abuse from them.
Stick to your policy, Please refer to Airbnb's T&C that you agreed to when you booked.

Just say you are sorry to hear they are not well. That they need to cancel the booking on Airbnb who will process the cancellation under their long term booking policy.
she can then claim on her travel insurance for any cancellation charges.
