Search critiera is not finding my home

I logged into Airbnb as a Traveler and filtered on my city, house, 3 br 1 ba king bed and 13 homes popped up but mine was not one of them. I called support but they just said they would call me back.

When I zoom in near the downtown area, I find you at the end of page 3, and this is with some very precise filters applied. I see what you mean, the bot does not seem to push this listing (which it really should be, as the "New" label should give you a temporary boost).

 

You have available dates and reasonable minimum stays. I also checked your prices - there are cheaper options, but your prices are not out of line. I suspect the bot strongly dislikes your cancellation policy. See what happens when you change to free cancellation?

I did note you have a 4-night minimum and that can be hurting you in search results. Guests will not even see your listing appear unless they search for 4 nights or more. We generally suggest hosts use 2-3 night minimum stay max for a new listing. After you get 5-6 bookings you can increase the minimum stay, but you will always be eliminated in many guest searches with a 4 night minimum. I was not able to see your listing at all when doing a guest search even when using 4nights like @Shelley159 was.

 

Also, new listings should generally be 20% lower price per night than similar listings until you get 3-5 bookings. Then gradually raise your rates to be around your competition. One more thought is it might be hard to compete with other listings that have 3BR and 2BA since you only have one bathroom for 6 guests.

Thanks again for the feedback.  I will set to 2 night min. I'm using Pricelabs for dynamic so I'm not sure how to ensure my listings are 20% lower than competitors. I suppose I need to lower my base price.
