Simplified pricing versus split fee pricing rates????

Does anyone have any advice on which is better for a long-term rental to set our settings at a split fee pricing or simplified pricing? I would like my guest to get the rate and pay the rate that is advertised. Does anyone have any educational assistance in this area? thank you. Any assistance will help.,

@BarbGrace0 For long term rental, if you are looking at 6 mths+ you are probably better off using a Realtor.
