We have no new bookings
Hi there, does anyone has an idea,why we do not have new bookings? What should be wrong with our ad/conditions?

have you tried lowering the minimum number of nights? Minimum five nights excludes many bookings 😉
Personally I have 2 nights as a minimum in Venice

I agree a lot of guests might like to test the water so to speak, spend a couple of great days then requesting more if available 😀
We started out word of mouth for about 3 years, in that time we sorted out what was best for us. We went with Adults Only due to such large water holes on the farm.
We started with "build them and they will come" so no matter what advice your getting go with your gut first 😉 look up other accommodation around your area, what are they doing? Don't out price yourself because you want to make millions... hospitality is certainly not the place for that ... you want repeat customers so ask yourself "what would i book into?" Does your accommodation have a spark? I wish you all the best, but minimum 5 days is cutting off your nose in the industry.

Yu have a very well-decorated and beautiful place! I think the main reason could be the minimum night stay requirement. Lowering it could make a big difference in attracting more bookings. I currently run a 2-night minimum stay, and it has helped me maintain a steady flow of guests, even during slower periods. It might be worth giving it a try!

Credo tu debba abbassare il minimo delle notti da affittare. E poi dipende anche dalle recensioni, se ne hai qualcuna negativa, questo influisce, come anche non averne affatto.

I totally agree with the minimum nights needing to be lowered. We have ours set at 2 and that seems to be the sweet spot.
We have noticed a definite trend this year in the number of nights booked being lower than last year. Our average last year was 4 nights per booking and this year it has gone back to 2! Election year and the economy I believe are what’s behind this being a slow year.
We have always focused on making our guest stay personalized and pampered rather than on what we get out of it. God continues to bless us with just the right guest who need to be here.
Only this year did we start utilizing social media with a professional since we added a venue area to our property. Increasing our social media presence has definitely helped! He focuses on two reels a week since stills are just not getting the views or engagement right now.
So, my definite recommendation is to lower your min stay to 2 nights. Then, have a consistent presence on social media.

Hi, the place looks wonderful and everything is clear, with excellent photos.
Apart from definitely the issue with a 5 night minimum stay (at least drop it down to 3), I would personally also be slightly put off by an extra €10 per night if my booking was 2 people but we needed both beds. Considering it's only 1 extra set of linens to be washed and unless you have a small washing machine, both sets can be washed together, it seems a bit steep. I would just sleep in the same bed as my friend but maybe some people wouldn't want that. Maybe drop it down to €5 if you are having a low season?
I don't charge for using the sofa bed nor travel cot, it adds 5mins to my cleaning routine of 2hrs but I am still starting out and need the reviews.

yes, eveything is fine, the thing is that I do work with other Web-site, nothog with this since October, and no bookings for next spring, as we already have with other web site even for summer.
I have to change min stay, for sure and reduce cost for 2nd, 3rd person...

Because if this is the case, then keep on working but dont get too worry about it.
Also try to offer promotions maybe for weekends or weeks.
Also try to change prices to a lower ones and also shortest periods too.
Also, try to move your airbnb link in the social media too.
And in the new reservations that you will have give them some little gifts like water or flowers, maybe fruits or wine for the wellcome and try to give them the best experiencie, that they can value you as a host and your house with the highest puntuatiion, 5 starts.
That will help you to get more reservations 🙏
