Who owns the listing? Owner of home or host who took photos and made the site?

the owner of the home has someone else host/manage the place and has them build the listing- take all the photos, make the airbnb listing with those photos, do all the descriptions, communicate with guests for all bookings and inquiries, get reviews based off of their hosting, and have the person put the listing in their name as host with their contact info.... the site is active and bookings come in for 3 years, super host 4.92 rating, guest favorite ... now the owner wants ro use a different person to manage.... does the person he hired to manage and make the site have to give the owner the log in info and hand over the site or does the new manager need to build a new site with their own photos etc. The owner did not pay the current person to build a site, the manager said it was no charge, included in their management as long as they were managing it.  The owner thinks since they own the home they own the site. Is that true? Or does the host who uploaded and made the listing own the site?

@Sadie82 Airbnb does not allow hosts to transfer the listings to another person. As such ownership is irrelevant and the owner of the home will have to start from scratch.

The host is the owner of the listing, and it cannot be transferred to another host or owner. This is beneficial for you now. As the property owner, it is wise to be the host and appoint the person managing the listing as a co-host. If the manager leaves or is replaced, the reviews remain.

A cohost which is what a manager is and the right approach is to  help the owner set the listing up in their name and have themselves added as the cohost - so if the owner decides to work with another cohost they won't lose their ratings and listings.

 

if you're the manager and put his listing under your profile then you are correct the owner will need to set up a new listing and you will need to negotiate what happens with any outstanding bookings in line with what it says in your contract with the owner. @Sadie82
