How can I get my property as the first one that pops up when doing a search?

Unfortunately price seems to be a very big factor.
But keep in mind that guests have different needs. They may filter for amenities that you have, search specifically for dates that you have available or zoom in on your area. It's not necessary to be first in a general search, as long as you at least place well in some searches.
However, I do agree with you that understanding how first place works, is very important to help you make decisions. You can test your ranking by lowering your price and doing a search (in private mode and not logged in). Be sure to change the price back quickly if you don't really want to get booked at that price!

@Shelley159 has already provided some great insights. Some information about how search results work is known, but much of how the alorithm works is only known by Airbnb. You can read the following Help Article which explains some of what Airbnb says the alorithm looks for and make adjustsments as you can on your listing:

The Airbnb Insights Tool is very helpful with monitoring this, because you have to look not only at first page presence, but views tell you if protentional customers were enticed to click on your listing and then conversions tells you if your listing attracted business.
I don't know the specifics of Airbnb Algorithm but search algorithms do factor traffic to a listing and conversion capability that moves you higher in search results.
Right now your probably not coming up much because your calendar is blocked. Nearer to your available date then you can focus, 1 Guest and 3 years hosting sounds like you weren't encouraging traffic which will move you lower in the Airbnb Search
While 1st page is best lower doesn't mean no one will book just a little work to get bookings which will help you move up.
Maybe why you get ready for June look at successful competitors and get ideas. Like your bedrooms all seem to have a balcony access. That should be a big plus.
