I'm not sure where it's mentioned in the policies, and don't feel like going on a search for it, but definitely true. You can search for other threads on this topic here- there's been quite a few and the policy location may be in one of those threads.
Here's why it is in the best interest of hosts- the reviews and ratings are something a host has earned. You could have the most stunning property in all of Texas, but if you were a inattentive host, who didn't respond to guest messages promptly or issues like the hot water heater fritzing out, or were rude to guests, or cancelled bookings at the last minute, you'd still get low ratings and bad reviews. It isn't all about the property itself- it's the way a host runs their operation that's the real value.
So if you have earned good reviews and ratings by your own hard work, why should that be handed over to another host who may turn out to be a bad host? And it wouldn't be fair for guests to read great reviews of the place, only to find that the ownership has changed, the new host is awful, and he's let the place get run-down.
Also you might sell a place you've been Airbnbing, and 2 years down the road decide to list another place on Airbnb. Those reviews you earned for the previous place will still be visible on your profile to guests for the new place, which would give them more confidence to book with you than if it was a new listing with an inexperienced host and no reviews.
