@Virag3 Yes, if they are listed as the primary host, they get the reviews and ratings. Those stay with the host, so if you wanted to change property managers, or do it all yourself, you would have to create a new listing and you would have no reviews or ratings. I wouldn't turn over control of my listing to someone else like this.

If the property management company is the listing admin then reviews, ratings etc will remain with them.
It is unlikely that a property management company will take on your listing as a primary host or a co-host anymore as Airbnb no longer supports the co-hosting function through the channel management platforms that property management companies use to manage their businesses.
If you want to keep control and be the listing admin of your property, you could find a local co-host and add them as a primary host or co-host, so reviews and ratings remain on your profile- this will work as long as Airbnb keep the co-hosting function operational for small time co-hosts.

We work with both models with our property management clients. For some we are co-hosts on their listings so the reviews are posted on their account and they retain ownership of the listing. For other new clients they prefer to list under our account as we are a superhost with a lot of positive reviews which can help a new property gain traction faster. The choice is entirely upto the client.

The property management company will keep the reviews. You won't be able to transfer them over to your account. You won't have control of the listing.
In all honesty, I would do the same. I've had many students who have co-hosted and then the owner of the listing kick them off to manage it for themselves once the listing is performing very well and take their copywriting and content. I believe that's not right to do. However, I've co-hosted before with my properties and also worked with hotels and resorts to know what attracts guests, even during the COVID19 pandemic.
