How does Airbnb handle monthly fees for longer term guests?

We are considering hosting a longer-term guest (4 months, so maybe that's midterm?) and had a question for you all.

 

We know that Airbnb will charge them monthly and then send that payment to us. In doing so, does Airbnb charge them a service fee each month? How does all of that work from the guest's end?

Airbnb considers any booking over 28 days to be long-term. They do charge a service fee, based on the entire booked period and split up into the monthly payments. The entire service fee should be displayed to the guest in their request just before the grand total for the entire 4-month booking.

 

If Airbnb is unable to collect payment after the first month has elapsed, the only thing they're able to do is cancel the reservation. If the guest is protected under your jurisdiction's tenancy laws, you might be unable to legally remove them from the property without a court-ordered eviction.

The guests total price (including Airbnb Service fees) is split into installments and the payment plan is presented at time of booking. The reservation is confirmed when guest pays first installment. Please note: If a subsequent installment can not be charged from the guest, Airbnb will NOT go after the money, but sent you a message they could not charge.

 

Please note:

- the 'long term Airbnb Guests fee" is significant lower then for short terms (minus approx. 4 %)

- The "long term cancellation policy" will be attached automaticaly (overriding your default policy)

Many hosts do use the Air BNB platform to book long term tenants (no longer guests in most jurisdictions) but there are serious flaws in the platform that really don't support the risk inherent with long term rentals.  Please read the articles suggested by @Emiel1 and @Anonymous before agreeing to this booking on this platform.  You might want to consider a private arrangement instead.
