How much do you charge a montly guest?

My beach house is right on ocean side, maybe 20 steps to the sand. I have a guest requesting to stay a month. I want to allow it, but what is the best rate to charge for a month vacation stay compared to a few days to a week vacation stay? I don't want to sell my self short on earnings.

@Erika-And-Claudio0 since you are new I would not even consider longer stays as its critical to get many great reviews and you will eliminate that from happening. I'd like to offer a few tips but only if you are interested in hearing them about your set up, photos, amenities. Just thinking since I looked at your listing. Happy Hosting, Clara

@Erika-And-Claudio0 If the request is for high season I would not allow it. Also if your State confers a tenancy after 30 days (as some do) then I would not allow it.

After that if your likely occupancy rate is 75% then a 25% discount would generate a similar income with perhaps less risk.

I'm very new to hosting and large discrepancies on how much is charged. How can I get a realistic idea. It's a very large home with all the amenities Two King beds, Two Twin Beds and Two Queen Beds. Almost 5000 square feet with a separate Casita. South side of Las Vegas guard gated community.  

@Rafael-J3  I would suggest that you ask one or two real estate professionals of rental properties to evaluate your property in anticipation of you signing with them.   Then you can decide whether to sign or list through AirBnB.  Your property sounds very large -- you may be surprised at the cost to maintain while renting.  Have you checked with your community to see if you are allowed to rent short-term?
