Lake Placid, NY Short Term Rental law

Hello,

 

I currently Airbnb our vacation home located i Lake placid NY. I know that it is not new to have certain policies or rental regulations regarding Short term rentals such as Airbnb and Homeaway, etc. I wanted to get input on anyone who had an Airbnb and had to start adhering to the new laws set by certain cities regarding short term rentals. Highly interested in anyone who does STR's in Lake Placid, NY as the laws have not been finalized yet but will be soon. Some of these laws that are trouble some for me are listed below and would appreciate and feedback! 

 

1) Regulating number of nights - Currently there may be a cap of 75 nights per year. We can get anywhere from 90-120 nights per year. If we did not strictly follow this 75 night cap, how does the town/village/city regulate or monitor how many nights you rent out for?

 

2) Has anyone every been jailed for not adhering to the laws? There is a rule that if we do not follow that we can be fined up to $1000 or be jailed for 15 days. This seems pretty harsh and I believe should be  argued against.

 

3) Anyone have one main home that has a separate entrance, bathroom, and kitchen and rent both out rather than one main home? Is there a restriction in your county/city regarding renting out the homes separately? 

 

4) Does airbnb advocate when it comes to issues like these? Is there anyone I can contact on Airbnb to help speak to the community?

My advice? Just why not abide by the laws the community passes??? Trying to get around them isn’t very community minded to be honest!!
