I am thinking of renting our home in Bowling Green, KY, but we live in a different state. I'm concerned about finding reputable cleaning companies and/or someone to inspect, clean and restock the home after guests leave.
I have taken note from those who suggest digital keyless entry systems, security cameras, security deposits, and extra liability insurance (we have a pool and stairs) .
If you are a remote host, could you please contact me and give me your feedback and any advice you might share.

@Francie49 I am not a remote host, but I'll tell you one thing- you will need someone close by not only to inspect, clean, restock and co-ordinate cleaning staff and repairs, but that person also should be capable and willing to deal with anything that comes up during the stay with the guests, including booting them out if their behavior warrants that. And if possible, that person should meet and greet the guests even if you have self-check-in. Hosts have reported that this cuts down on bad behavior, as they get the impression that there is someone watching over the place and paying attention, rather than it just being some anonymous rental.

Thank you Sarah. We do have some good friends there who look over the home for us now. I'm not sure how I feel about asking them to do all of the co-hosting duties. Maybe I'll talk to them and see if I pay them they'll do it.

@Francie49 I'm a remote host with properties in Maine, a 9-hour drive from where I live in New York.
You need a good cleaning person and I recommend you put an ad in the paper seeking someone to "join your Airbnb team." This sets up the expectation that they'll be working together with you from the beginning - essential to find someone who's comfortable with that, as many housekeepers, both urban and rural, work alone and don't like to feel they have a boss. Set up a week when you'll be there to interview them. The ideal person is someone with inn or bed and breakfast or hotel experience. It also helps if they're just a little bit OCD.
I don't have anyone greet my guests because they would absolutely hate that - they're coming to find peace and solitude and to feel they've got the place to themselves while they're on vacation. The way I prevent improper behavior is to charge more than anyone else. Works like a charm.
You can have an electronic lock or a lock box (Master Lock makes an excellent one that works with the guest's bluetooth on their phones). You will need to be in contact with the housekeeper a lot to re-stock, but that's not as challenging as it might seem if you have the right person. I often have things shipped directly to mine and she sorts out what goes where.
You don't necessarily need to have one person who can fix every problem, but to have a good list of reliable service providers - my list has plumber, electrician, exterminator, security company (for the alarm), lawn guys, gardener, trash removal, among others.
I find it essential to go up at least twice a year to go over everything and see what needs to be replaced or enhanced.
It's not hard once you get a routine going, and if you enjoy it, it doesn't feel like work at all. 🙂

Thank you, but this must be a VERY old post, as the City officials and the HOA people denied my permit to use my home as an Airbnb over a year ago.
