New Host in Surrey – Dog-Loving Family Looking for Tips on Attracting Guests!

Hi everyone 👋

 

I’m excited to introduce myself as a brand new host here on Airbnb! Our listing — a warm, stylish 3-bedroom home in Surrey, UK — is going live today, and we’re looking forward to welcoming our first guests soon.

 

My family and I live next door to the property, where we also run a high-quality dog hotel. We’re huge dog lovers, and the home has been designed with that in mind — secure garden areas, beautiful indoor-outdoor spaces, and a calm, family-friendly vibe.

 

During the day, it’s noticeable that there are dogs nearby (though they’re happy and well cared for, so not noisy — especially overnight). We’re hoping this setup will actually appeal to other dog lovers, and we’d like to position our home as a go-to place for guests travelling with dogs.

 

There’s a lot of competition in the area for lovely stays, but fewer options that are truly dog-friendly with quality touches.

 

As a complete newbie, I’d really appreciate any advice on:

  • How to make our listing attractive to dog owners

  • Any Airbnb settings, filters, or keywords that help reach that kind of guest

  • General tips for standing out as a new host with a niche offering

To attract guests, highlight your pet-friendly features in your title and description—mention the secure garden, indoor-outdoor spaces, and nearby dog-friendly spots. Use keywords like "dog-friendly retreat" * In your listing settings, enable the “Pets Allowed” filter and mention any pet policies upfront. Consider adding photos of happy pups enjoying the space. Since you're new, offering a small discount or a welcome treat for dogs could help attract your first bookings. I wish you lots of success!

@Darren505. Welcome Darren. You need a Guidebook, which should include lots of places your guests can take their dogs, preferably within walking distance but further afield as well. Think dog friendly restaurants and cafes, museums, riverside parks (especially any off leash areas) etc. But also, where the nearest vet practice is for any emergencies. Pretend you are visiting this area for the first time with your pet- what would you want to be told about.

 

As @Mymilestone0 said, include the words Pet Friendly in your title listing.

 

Lastly, when you do get enquires and booking requests, make sure you ask lots of questions about their pet. It shows genuine interest and makes it clear you are trying to cater for all guests needs.
