Hi @Laura8056

There are two fee models, a split fee (host and guest both pay) and a host-only fee.

The increase that you're seeing, is because you use a channel manager and your listings are in the UK. You were therefore automatically moved to the host-only fee model. Here's the full explanation:

Hi @Laura8056

If you use an API-connected software (like a property management system or channel manager) to manage your Airbnb listings, Airbnb will charge a 15% host service fee instead of the standard split-fee structure (where hosts pay 3% and guests pay the rest).

This 15% fee applies to most API-connected listings unless your property is in certain regions where Airbnb still allows the split-fee model. You should check in your Airbnb account under Service fee or contact Airbnb support to confirm your specific setup..

@Laura8056 Which fee structure you use makes only 0.5% difference in what the guest pays (for a fixed host payout). Also its an Airbnb rule so applies to all channel managers. Truthfully I found the simple 'host pays 15%, (18% inc VAT) structure far simpler to use and it allows pricing on other platforms to be kept consistent.
