long term rentals

We're looking to find a vacation property where we'll live part time - probably 4-5 mo a year.  This is more about being able to enjoy our life, than to make money. 

Having said that, I would really like to at least cover the taxes and ins and see it not set empty the other 8 months. 

A lot of the cities we're looking at, have really cracked down on short term rentals. Or they have no rules in place which scares me even more. 

But they all seem to be ok with 30+ day rentals.  Has anyone had experience with this? I can see where it could be really useful for people moving into a new build, or a job transfer, etc.

Just wondering what the demand for this kind of rental is.

I specialise in long term stays (28 days +) and there is certainly demand for that here in London. You will need to do some research in your area to see if there is demand there.

 

However, I would also advise, if you haven't done so already, to look into tenancy laws before you list. I have read that in many US cities and states, that guests who stay 30+ days might be entitled to tenants rights, i.e. it is not that easy to evict them if they decide to stay and refuse to pay the rent. Airbnb doesn't really cover you for those situations, so you do need to look into this and make sure that the law is on your side and not vice versa.
