Hi. I am in the Eastlake area and provide 2 bedrooms in Birmingham, Alabama. Would like notification by phone or email if you schedule a meetup, as I am a forgetful senior citizen and don't always check in with the community. I recently realized that smart pricing just keeps my minuimum amount showing and does not ever go up because someone else in the area keeps their pricing down to 20 bucks a night or lower. Frankly, I provide a lot of food for long term guests and have all the staples handy for them to buy groceries and cook for themselves if on a special diet (oils, spices, flours, sugars, canned goods and fruits dried and fresh). Mostly students on 3 or 4 months stay, as otherwise they live on junk food or ramen noodles. One room is short term most of time and one is long term. But the lower price allows for no profit and I often find myself running to the store to get things I am out of but haven't used. The younger crowd gives great reviews on the food here, when really they are only consuming whatever I had leftover and planned to eat the next day. Here lately, I figure a percentage of my grocery bill should be added to the nightly price, say 5 or 6 dollars a day to cover guest consumption. They do tend to bring their own food when there are dietary requirements or alllergies. But we tend to share a lot of dinners here and it is pleasant for me to have the company and conversation. Everytime I try to raise a couple dollars, I get a recommendation to lower even more than before. Also I discovered that I get no booking inquiries when i raise price, only when I lower it. So why is that as it is still way under nightly prices for the cheapest motels in the area? Also, my increase in price for weekends has not EVER been charged to anyone to my knowledge. So I just turned off the function that is supposed to raise the price to area averages, as it just does not seem to work when events are going on and it does not help me at all. My landlord allows me to rent rooms this way so I can save to buy my house, but I cannot profit enough to save at these lower prices. Any advise here?
