I need clarification on whether you count 14 nights or days for tax purposes?

I have rented my place our for 11 nights this year, but I do not know if we actually have to count DAYS for the 14 day period you have under the tax law to not report income. For instance, we rented out Jan. 3-6th. This would be 3 nights but on technically 4 days (although they do not check in utnil 3 pm and have to check out by 11:00am so the first and last day isn't a true day). How do you cpount the days/nights?

I'm not sure what legally your obligated to do but I count nights 🙂

While you should confirm with your tax preparer and your city ordinance that is governing this, "Days" for tax purposes typically means 24-hour periods (so Sat 3pm to Sun 3pm).  In the example you provided that is 3 "days" because legally, you COULD rent the space from check out at 11am to 3pm, you just choose not to.

@Meghan15 everything to do with Airbnb relates to nights.

Thank you! I was just trying to make sure I was still under the 14 day IRS law which states "days" so I wasn't clear. 🙂
