Offering a refund/discount

Hello everyone. 

 

We have a couple staying with us. They arrived yesterday and our boiler broke today - we'll have no hot water for a week. Can anyone give us any advice?

 

1. What do you recommend offering them in terms of refund or discount?

 

2. How do we arrange that through AirBnb?
