I live in a suburban neighborhood located about 20 miles from San Francisco and 20 miles from Oakland. Guests who stay here specifically want to stay in my neighborhood because they have family, friends, etc.  in the area. When I do a search for homes in my neighborhood, only about 5 or 6 come up and then the other properties are in other neighborhoods anywhere from 5 to 25 miles from here.

This is actually something that many guests have complained about. I think it migh have something to do with their algorithm. So, to improve your ranking you'll have to pay attention to SEO.
