I am a Melbourne based professional host with over 6 years of experience in two countries - India and Australia (12 listings and over 160 Airbnb reviews / hundreds of reviews in other channels). We now work with other Airbnb hosts to help with
1- Increasing revenues by keeping listing updated, prices synced (if using other channels). It's also important to look at multiple channels in order to keep occupancy and revenues high even during the lean season
2- Automated pre stay / during stay messages stay. Prompt issue resolution (within a 1 hour time frame ) - we understand that unresolved issues is the #1 cause of poor reviews
3- Cleaning (of course!) and quick apartment turn around
4- Dynamic pricing (not the default Airbnb one, but algorithmic pricing that takes into account Melbourne specific events / footy matches / school holidays and the like)
Professional services may not relevant for hosts just starting out, but for anyone with 2 or more listings / ambitions of making hosting a full time endeavour, its definitely worth considering.
