Any tips for attracting 30-90 day guests?

We have made minimum stay 28 days and adjusted the discount for a monthly rate. Are there more suggestions to attract this category of guest? Thank you.

You could start by doing your market research to see what demand is like for long term stays and what sort of guests are likely to want these stays @Terri129

For example I know in the US that travelling nurses are one such group. You may also have a university or large companies or hospitals who might want this sort of accommodations for students/staff that you could partner with?

Obviously check your tenancy laws I believe in CA that guests would assume tenancy rights for stays of a month or more.

I'd start by listing the amenities required by long-term guests, such as fiber wi-fi, working station (though that is just a table next to an electric socket), car park place if you can provide it.

You can mention the proximity of shops and transportation a little higher than usual.
