Currently Short term guests want to extend to mid term stay

Happy Friday everyone,

 

I currently host 3 guests for several days in Washington State and they would like to extend their stay till the end of Nov 30, where it becomes mid term stay. Do you have any advice on this? Should I send them a contract? Any thing we should be aware of? I never host a mid term stay and kind of worry about it. Any recommendation would be appreciated!

@Jui-Wen0 What is the law in your state? Will you create a tenancy by extending for this length of time?

Looks like it. The Washington State statute defined short-term rental to be less than 30 consecutive days:
RCW 64.37.010: Definitions. (wa.gov)

 

"Dwelling unit" means a residential dwelling of any type, including a single-family residence, apartment, condominium, cooperative unit, or room, in which a person may obtain living accommodations for less than thirty days, but not including duly licensed bed and breakfast, inn, hotel, motel, or timeshare property."

 

We are not licensed to run bed and breakfast, inn, hotel, motel or timeshare property.

@Jui-Wen0 you should send them a contract and treat this as a long term rental with all the perks as well as risks of that. They will have the rights of long term tenants.

Personally I'd only take long term bookings with full tenant checks and a contract but I know some hosts will just extend through Airbnb @Jui-Wen0
