How to convert per person rates to room rates

We offer two bedrooms (queen & twin) & recent guests (two people) have assumed that they can use both for the same price as one. We have it noted under our Policies & Rules but guests say they have not seen that & the pricing options on Airbnb website offer only per person rates, not per room. The rooms are not offered separately so how can we list this accurately? The twin room is $50 extra per person & $60 extra per person on Friday & Saturday nights. Any helpful suggestions would be appreciated.

@Jo_Ian0  Your guests are correct- you have listed incorrectly and you'll need to let them use both bedrooms, as it is your error, or risk a bad review.

 

You need to have 2 separate listings, one for each bedroom. You only show that bedroom (and the bathroom if it isn't shared) and the common spaces on each listings photo gallery and price for that room only.

 

You can also have a 3rd listing for both bedrooms, with a price for that, in case someone wants to book both rooms. You then have to link the calendars, so if someone books both rooms, the single room listings become unavailable, and vice versa- if one or 2 bedrooms are rented separately, the 2 room option will show as unavailable.

 

A lot of new hosts with multiple rooms for rent or small hotels make this mistake when they first list, you aren't alone. But you aren't new hosts, so I'm really surprised this hasn't come up before. I guess your past guests have read and understood how you described the pricing and these guests didn't.

 

Just be glad you didn't list an 8 room hotel in one listing, so someone could book for 16 people for the price of one room 🙂

This problem has arisen before but not as frequently as at present & it only arises when we have two people who want a room each. Even though guests may see it noted in our Policies & Rules, the pricing parameters of Airbnb do not allow for this situation. If we list the twin room separately as you have suggested, does that mean that two guests could book that even though we do not offer the twin room separately?

Consider two listings in your case, listing 1 with only the main bedroom and listing 2 with both bedrooms where your enhanced pricing can come into effect.

 

Linking the calendars of both listings will prevent double bookings.

 

Two listings would eliminate any confusion.

 

At present with regards to your listing, a guest at a glance may assume you offer both bedrooms. The extra costs you charge are revealed only in the rules section, not really in the spirit of transparent pricing.

@Jo_Ian0  As Elena advised. If you don't offer the twin room separately, but as an adjunct if guests need more space, 2 listings, one with the twin room and the master and one just the master, with each priced accordingly.
