This is such a wide question, so you might get a wide answer. 😄 All these things help get bookings: quality pictures, many amenities (and the right ones for your market area-make sure you have atleast as many as your top competitors if you want to really succeed), and interesting and descriptive description (try looking at competition for ideas), and a good price (if you're new, it's good to go below the average price for your market). To keep guests coming back, it's good to make sure your airbnb is always super clean between guests, your communication is quick, friendly, and professional, and leave little touches to make them feel special (snacks, a house manual and local food, drink, and entertainment suggestions, cute/cozy decor, a welcome note/letter/business card).
