Is there demand on big house in Herzliya city?

Hi, I have modern and spacious house in a nice modern neighborhood in Herzliya city (5 km from the seashore).
I want to use it for myself for 3-4 months a year and to rent it out all other months.
I checked availability of houses in Herzliya, Ramat Hasharon and northern Tel Aviv which are close to us and as I see occupancy rate is low in most of them. 

Do you thing such house can be on demand if price per night will be moderate? Main concern is distance to the see. 
My goal is to have same income as I can have in long term plus arnona and utility bills plus management fee, it's equal to 26,000 shekels per month. 1400 shekels per night and 18 days occupied per month in average will make this amount. 
Do you see such demand or cases that show that it's possible.
-20% from that amount is fine for the first year.

Many areas are suffering from over saturated markets coupled with falling demand .

 

Once you estimate your likely occupancy rate and charge out rates you can do a profit and loss budget for both options to see which might be a better option for you.
