We are new and did not specify the laundry and Cleaning charges for a 31 day stay. I would like to try to negotiate
the industry norm for monthly stays in the USA. How do I find that.

@Robert5607 If you do decide to accept long term rentals, they should be less than 28 days to avoid the change between a "guest" and a "tenant". If you decide to rent to someone for more than 28 days, you need to have that person submit a security deposit and sign an actual lease, outlining your rights as a landlord and their rights as a tenant.
Whenever I have had a guest who is staying longer than 15 days, I advise the guest that there will be a payment request for a required mid-rental cleaning by my housekeeper. This is not a full "end of rental turn-over" clean, but a clean bathrooms, change sheets, dust and vacuum clean charged at an hourly rate. This means that I have an opportunity to check the accommodation prior to the departure date and know if I have to allocate extra cleaning time or not.

I got caught in my amature state and have someone signed for 31 days. They come in four days. They have a couple good reviews going back 4 years.
Really there is a need for grace and wisdom in this world. Maybe I should have stayed on my ADD medication.
@Robert5607 It's a big learning curve, lots of stuff to be aware of, and you certainly aren't the only host who's jumped the gun on putting up their listing before thoroughly reading through all the Airbnb policies, the Terms of Service, or asking important questions before going live. Nor do they all have the challenges of ADD to blame. 🙂

Actually the odds are in your favor.
Just be alert for danger signs and don’t put up with any nonsense.
If they start making unreasonable demands on day 1, refuse politely and tell them that you will be happy to help them terminate their stay early.
Thank you Brian we are financially sound and the income was not the focus. We had these rooms that needed a purpose as the kids grew up and moved out. We always intended the units to be a blessing. There are so many people who have fallen through the cracks. I am thankful my mistakes did not ruin me.
