Local Covenants

The management company that runs my estate has written to me to say that I can not run a business from my house under the covenant agreement I signed back in 2008 when I moved in.

 

I haven't registered AIRBNB as a business and am live here listing two room son AIRBNB.

 

Can anyone give me some advice as to where I stand legally?

@David2436 you are unlikely to get legal advice here, but I would suggest calling your conveyancer and asking them.

Failing that do you have legal help on car or home insurance?

@David2436 You could also write back to the management company asking them why they think you are running a business. Certainly if you only rented out 1 room I think you would be ok

Sorry to hear about your experience.

 

You are charging people for a service you provide; therefore you ARE running a business.

 

Just because you haven't registered as a limited company, partnership or as self-employed doesn't mean it is not a business. It is always a good idea to check your lease to see if there are any restrictions, before you set up your STR business.

 

Options - can you talk to the management company to see if there are options for you to run a business with their permission.  You could talk at a housing solicitor and get an initial consultation to see what your options are.
