After the listing has been live for a certain number of weeks, that boost expires, which can cause a drop-off in bookings if you're in a competitive market. Seasonal patterns may apply too; rare is the listing that stays fully booked year-round.
Since your location has an enormous number of attractions in every direction, I doubt there's much reason to highlight any particular one of them. Guests looking for a place near the stadium will likely be searching by location, so they don't require a special kind of marketing. And besides, they tend to only be 1 or 2 night stays, which is below your minimum.
Your number of photos isn't costing you bookings, but you could definitely trim it down. Ditch the ones that are too similar to others, and close-ups of things like faucets.
