Rate for one night

Hello

i have always had a 2 night minimum set on my listing but following recent conversations about maximising bookings I have realised that a number of guests only want to stay for one night. In order for me to make a small profit on 1 night stays I need to charge a higher nightly rate and drop it for anything over that.  How do I do that?  Do I change my nightly rate to, for instance, £200 and then apply a discount for 2 nights?  If that is the method to use, does the 2 night discount apply to 3 to 6 nights too?

I think the only way to charge different rates for different lengths of stays is by setting discounts. I have never tried discounts for such short stays, but I have a weekly and monthly one.

 

For the weekly, any stays that are a week or longer, but less than a month, get the discount for the entire stay. If they are a month or more, they get my monthly discount for the entire stay, which is higher.

 

So yes, I assume that if you set a discount for two-night stays, it will apply to any stays that are two nights or longer, but I'm not 100% sure. Maybe someone who has tried this can advise better.

Thats to technical for airbnb, Im not exactly sure how it works but be careful adding different discounts on Airbnb they stack up, I only give weekly/monthly discounts I dont play around with all the offers.

Discounts do not sum up (except the "promotional discounts") and the "non-refundable discount" (10%, which is actually an optional cancellation policy ).

 

A  booking is affected by the discount found most close to the lenght of stay:

 

Example:

if discount is set for 2 nights: it will affect all bookings for 2 nights and longer

If discount is also set for a week, it will affect all bookings for 7 nights and longer.

(then the  2 nights discount will be neglected)

 

Discounts in rulesets will always overrule excisting discounts set elsewhere.

 

It is advised to always test a listing to check if the pricing results are as expected:

- by simulating bookings on the listing

- by using the price calculator

You can add a discount for 2 nights, 3 nights stay ... etc , but only when "professional tools" is activated in your account.

 

If you do not want those discounts year round (permantently) on your listing, but only for a certain time period, then better use rule sets for it.

 

If you only bother about the 1 night stay profit, just add a (higher) cleaning fee.

as @Emiel1  suggested, just add a cleaning fee, it will make shorter stays more expensive and you will still make a profit.

 

If you want to discourage 1 night stays set a higher cleaning fee.

To encourage 1 night stays set lower c.f. or don't set it at all. (But then you have to rise your nightly fee to be profitable even with 1 nighter and as a result, you could lose some longer bookings.)

yes, @Kate1899 a discount for 2 nights also applies to anything above that number as well

Thank you all for your help on this. I’ve set a new nightly rate and a discount for two nights and previewed what the guest pays/host receives and it seems to have worked out how I wanted it to!

We have professional tools activated and we do allow one night stays. We used to have a 2-night minimum with a base charge of $129 weekdays and $179 weekends. But since we now allow 1-night stays, we just doubled our pricing up to $259 and $359, but then started giving discounts at 2 nights 40%, 3 nights 42%, 4 nights 44%, 5 nights 46%, 6 nights 48%, and weekly 50% and monthly 60%-70% depending on the property.

 

It has been very successful for us. We even had a one night booking over the July 4 holiday weekend, in which we double our prices for the high demand. A family of 7, just traveling through town, ended up booking it for almost $950 for one night.
