Reservation
I am struggling to attract guests. What must I do to improve my reservations. I sometimes go 10days without booking.

Airbnb Overall Standard if 4.8 your average is actually heading to Airbnb Suspension.
Suggestion review the Categories in your listing reviews. Fixable but you have to want to address,

Sorry if you don't tag my profile name I don't know a question.
Looking at categories sometimes it is not major complaints that show up in reviews but Review Categories are good indicators of irritations, The amount of irritations will cause a lower value score, because th opinion of value is a reasonable price to provide my expectations.
When your dings like in your case have to do with location, accuracy and check in but you don't have reviews that angry describe not getting in and crime filled neighborhoods. Your Guests are saying your rental is good just maybe your ad description to them didn't set their expectations correctly. Usually something small maybe dining is 30 minutes away and they would of preferred options 15 minutes away.
I Don't like presenting negatively, your description is basically your ad selling. More about target the right market don't pretend you fit a supposed better market.
Dings and not loud vocal complaints should be received as a compliment. You do need to present clearer but you are heading in the right direction.

Hi Jacques, you have great photos, but perhaps too many. Maybe narrow them down a bit and provide information on the photos.
Also providing more info on what’s in the surrounding area would be helpful as well.

I agree with Angela, you have too many photos. This isn't a serious problem, but you can reduce many. Specifically, reduce the bedroom and kitchen photos. Maybe only have 3 of each. I would definitely remove the picture of the front door, since it shows the apartment number and people might be able to locate your place based off of the exterior photos...and you don't want your address known until the listing is booked. You've had a lot of good reviews, but that one really hurt you. Just try to ensure the place is clean and tidy before each guest arrives. It will take time, but you'll get your ratings back up.
