Revenue, listing placement when not renting all year?

 

We are looking to purchase a condo in Florida and hope to use it for winter and part of the fall and rent it out when we are not there..

 

I'm curious to hear from other owners about two things:

 

  1. If your rental has several months crossed out with AirBnB for due to owner occupancy does it affect the listing placement — and if so, is there is a "sweet spot" for how an owner can stay in their AirBnB and not affect this?

  2.  
  3. I'm also looking at revenue projections and rental occupancy. I'm curious if there are larger ramifications to only being available for part of the year vs renting year round, eg would I rent at a higher occupancy if I rented year round vs just for, say, 5 months out of the year.

1. Yes you will fall in the rankings if you have long periods blocked out 

 

2. you would need to do your own market research /talk to local STR management companies . I know in Florida many are finding markets oversaturated
