@Dave355 , I strongly encourage you get your stats/facts on STR and speak at the town hall meeting. There is a lot of misinformation about STR (noise, trash, pollution). City councils rely solely on their city staff reports which may contain erroneous information. A lot of cities frown upon non-hosted STRs, especially whole homes, as they feel it takes away from the cities available housing. Find your cities regional needs housing availability numbers and if you can, figure out how many STRs are in your area. If the percentage if lower than 1% than your in good shape. You want to breakdown the number of hosted STR (someone sharing their home by renting out a room or has an ADU or mother in law suite on their property & where the STR owner is on site ) vs non-hosted STR. Find how STR affect your local economy and if it hasn’t already been done, bring TOTs ( transient occupancy tax) to the table. Find a reasonable STR program and suggest the city follow something similar (why recreate the wheel). Do your research and have other STR owners to do the same.
