Hello, I am new to this community and I'm considering renting an apartment in Nashville, TN to sublet as an airbnb. I live in Indiana, so it would be an out of state ordeal. Just looking for anyone who has done this in the Nashville area and might be willing to share their experience. Not just regarding out of state tax issues, although I am curious about that as well.

1. An accountant is best placed to advise you on taxes
2. Presumably you have a landlord who has agreed in your lease that you can sub let
3. what plans do you have a in place to cover all the costs associated with renting out the listing if you don't get the bookings you expect
@Emily1819 Have you found a landlord willing to explicitly state in your lease that short term rental is allowed?

I'm here wondering the same thing. I run 3 airbnb's in Chicago and Indiana but was highly interested in doing this in Nashville. We love to visit the city and have found a location that is willing to allow airbnb in the building. I was curious if its profitable after the high cost of rent.
Hi there, and welcome to the community!
I’m based in Nashville, and while I’m just getting started as a co-host myself, I’ve been diving deep into the ins and outs of Airbnb management here. I can definitely share some insights based on what I’ve learned, especially from the perspective of someone local to the area.
Since you’ll be managing remotely from Indiana, a co-host could be really helpful in handling guest communications, check-ins, and property maintenance on your behalf. I’d be happy to assist you with that!
As for the out-of-state tax situation, it’s definitely important to look into. You’ll need to be aware of both Tennessee’s short-term rental taxes and any implications for Indiana residents renting property out of state. It’s probably best to consult a local CPA who’s familiar with short-term rental regulations.
Feel free to reach out if you have any other questions, or if you’d like to discuss co-hosting services in more detail. I'd love to help make the process easier for you!
Looking forward to hearing from you!
One thing I always recommend to hosts looking for a cohost is that they work with highly experienced hosts with great ratings and reviews .
as you have no experience as a host I'd suggest you start by renting a room in your home and host for a year or so to really understand how Airbnb and other platforms work, how to manage guests and suppliers etc... then you will have the skills and knowledge to promote yourself as a cohost.
Thank you for your feedback!
