I took a close look at your listing, and while it makes a great first impression, I also considered it from a guest’s perspective. The photos look fantastic, but there are too many similar images. Instead of enhancing attraction, an overload of nearly identical pictures can overwhelm potential guests, making it harder for them to focus on the key details.

How to Optimize Your Listing for Maximum Appeal

Photos:
To stand out, focus on uniqueness. Limit the number of similar photos—one or two per area, three at most. Here’s an effective photo order based on what works well in my listings:

  1. Cover photo: The bedroom (this is often the most influential image).
  2. Exterior shot: Show the building’s look and entrance.
  3. Kitchen essentials: A single image or a couple of key shots.
  4. Bathroom: A clean, clear view of the facilities.
  5. Nearby amenities: Highlight convenient locations like shops, public transport, or attractions.

Pricing Strategies:

  • Enable smart pricing to maintain competitive rates while ensuring profitability.
  • Offer weekly and monthly discounts—this is key for attracting long-term stays. While your initial special offers are great, long-stay incentives are often more effective. Consider why someone would stay longer—business, extended travel, or remote work—and price accordingly. You can even create step-based discounts, starting from 3-night stays up to 12 weeks, to appeal to different travelers.
  • Set an initial low rate for the first guest and then charge an additional guest fee. A good rule of thumb is to set the extra guest fee at about half the base rate.

Cleanliness:
Your listing already looks well-maintained—keep up the great work! A spotless space with a well-organized listing always leads to better reviews.
