@Yang147 Occupancy is the least of your problems. Your house rules break both Airbnb rules and US law. I suggest you address this first.

I am also aware of the rules of my check-in instructions regarding pet dogs, but I really can’t accept pets, especially the tenants who pretend to be emotional support animals are very troublesome. After my last guest checked out with a dog, I found that the sofa was dirty, the screen was broken, and a lot of stool was left in the backyard garden.I renewed the door and cleaned the sofa, garden, and applied for a claim. 72 hours later, there was no response from the guests.This is a nightmare

@Yang147  You don't seem to understand- there is nothing wrong with not accepting pets. What will get you banned from Airbnb is stating that you don't accept service animals. You are only allowed to do that if you havea shared- home listing. Have you read the assistance animal policy?

Now of course we all know that guests love to lie and say their animal is a service animal when it clearly is not.  And that's a real problem for hosts.

So about all you can do is to ask guests the 2 questions you are allowed to ask  if they claim their dog is a service animal, and point out to them that the animal must never be left alone in the house and that it must be housebroken, otherwise their booking will be terminated. 

Many hosts have reported that when they do this, the guests withdraw their inquiry or request or cancel their booking, because itt isn't a service animal, but simply a pet who they had every intention of leaving alone while they went out to dinner, etc.

And if a guest's animal causes damage, make sure to mention it in the review.
