Can I raise the rate for a long term guest while they are staying there?

Seems like we may not have calculated expenses enough and we agreed to a discounted rate for a guest staying 3 months +. However, our electric bill has gone through the roof since his stay, and he's been complaining about internet speed and requested an upgraded speed which is another increase in expense. After Airbnb fee, utilities, and taxes, we are actually losing money on the unit per month with this guest.

The guest is paying more than a regular tenant would, but with all these expenses it's not enough.
