How to succeed with long term lodgers?

Hi everyone, 

 

How do you go about setting expectations to long term lodgers that they should behave at least with minimal common sense? 


I've been an airBNB host for 4 years now and I'm truly enjoying all the different people we get to meet. We host guests in a separate annex custom built for guests on an old farm property in northern Denmark. 

 

I've had a few bad experiences with long term guests, and I've therefore set a limit of 14 days for stays. We're not a hotel, but long term guests have behaved  as if we are - examples are leaving garbage and food uncovered out on the kitchen floor (pest risk - this is an old farm!), soiled toilets, used all the coffee cups and stacked them unwashed in their room etc etc. 

 

Typically people who rent the whole annex (3 bedrooms, 2 bathrooms, kitchen and dining room) take more care of the place than people who rent individual rooms, that is to be expected. The people sharing spaces take less individual responsibility for the shared spaces than people who don't. 


I guess I have a few questions...

- How do you set expectations for common sense in long term lodgers?

- Is there a way to set a rule set that says "1-7 nights can instant book, longer than 7 nights have to request"? I can't seem to find it...

@Solveig0 the only way I can think of doing it is limit stays to 7 days then put something in your listing to say people wishing to book longer should send an enquiry.
