Plan to set prices during 2022 hosting season so optimise earnings. We would like to charge the same minimum per night whether we have 1 or 2 guests but what are the settings?

Hi Airbnb Community

We have worked out how much we would like to earn per night on our two Airbnb Listings whether the booked space has 1 or 2 guests!

How can we configure our booking settings to do this?

We would also like to understand how Airbnb fees are charged so we can include this in our conception of what our guests are paying in total.

In this regard, we would prefer to see Airbnb fees included as an additional field/column on the downloadable CSV sheet for "reservations" history.

With ManyThanks in advance for any helpful guidance!

The Airbnb Help Centre should be the first place to look for information regarding their processes and policies:  https://www.airbnb.co.uk/help/topic/1331/managing-your-listing.

@Sarah4445  There isn't anything you need to do to charge the same price for 2 guests as for one. Just list your place for 2 guests and set your pricing per night.

Or do you mean you can accept more than 2 and would have an extra guest fee for more than 2?

@Sarah4445 Just add 14.2%+VAT ie 17.04% to the total amount you charge (nightly fees + cleaning fee) and you will see what a guest is charged. Alternatively change your fee structure so that all the service fees are paid by the host. That way you will see exactly what the guest pays.
