Unhappy Guest wants to leave early with refund

Hello

I’m not a pro host and only rent my place a couple times a year when I go away on vacation. People have always been happy and felt comfortable staying in our cozy condo. We empty our dressers and clothing closet but left our shoes and jackets in the entrance closet. I had a guest arriving early messaging me while I was out of service for 30 min because she couldn’t figure out how to open the lock box, which was clearly Indicated in the check in guide line that I shared with her a few days before the booking. When I saw her messages I called her right away and she was extremely upset, complaining about breaking a nail and not understanding the lockbox.  I sent a friend to help her in the Minute that followed. She checked in And messaged me the day after after 2 pm (when I ask for a 10 am check out) saying that she felt uncomfortable with me there and my personal belongings. ( note that I wasn’t there at all, beside a wedding photo on the wall that looks like a vintage shot from the 20’s not looking personal at all but just an artistic piece) She complained about little stuff like it was the end of the world.  I honestly cleaned the place so well but she made it sound like it was the most awful place she’s ever seen.We left early and didn’t have time to wait for the dishwasher to finish the cycle and she complained about it.

We have a cast iron frying pan that we leave on the stove which she complained about, As the general public know you must keep the pan oiled for it to not rust but she claimed it was left dirty.  There was a glass of water left in The sink that she was offended about and finally complained about the floors that I had just vacuumed and moped saying that it was not swept. We have dogs which is also mentioned in our post and sometimes dog hair hovers and it doesn’t matter how much you vacuum, you can always find more.

The first message she sent me before the booking was asking to meet the dogs first so she thought we would be there while she stayed there, so I’m not sure why she is saying she was so uncomfortable. She also lives 40 min drive away and was attending a workshop. I have the impression she couldn’t find an Airbnb for only one night so decided to try the ‘unhappy card’. She now left a review and keeps on messaging me wanting a refund and basically ruin my  vacation.  Am I really that bad to leave shoes in the closet ? She was even complaining of how much was left in the cupboards saying it should only be basic spices... seriously?

Hello @Natacha26:  I looked at your listing first before replying. I must say it looks like a lovely place to stay. I did notice though that you do not mention that you normally live here and list it only when out of town. I would add this information just to keep the Prissy Penelopes out there satisfied, even if they don't read that part, which they most likely will not, you have informed them. You are NOT bad or neglectful to leave a few of your personal items on site. Not understanding lock boxes and keypad locks seems to be epidemic. I had to resort to a picture with directions that is included in my check in instructions AND I send it independently as well because so many people do NOT follow the link to the check in instructions. <SIGH> You cannot fix stoopid! As for a refund, she is owed nothing, she stayed both days, not your issue if she chose to leave early on the 2nd day. I hope Airbnb backs you up on this. If you haven't reviewed this guest yet, you may want to add the magic phrase "this guest would be better suited to a hotel" Please review her honestly for future hosts, no drama, no emtions, just simple statements of fact. eg: Has problems following directions, not comfortable with personal belongings on site even though host is not, that kind of thing. And a definite Thumbs Down for reccomend to other hosts. I hope your next guest encounter goes as well as the ones you have reviews for. Don't sweat her review if it is bad, the good ones far outweigh it. ;o)
