can I offer room only and whole house option on same listing or do I need to subit our house as two separate listings

@Graham4, you will need to make a separate listing for each.

Since both listings are Airbnb urls, you can enter a paragraph highlighting the availablilityt of the room/flat and copy and paste the Airbnb's listing url.
