Amsterdam renting the room is reported to municipality O_O

Hi,

 

I got a booking inquiry from a person and it was pretty much like this.

 

"I believe you rent your place more than 30 days thus we reported this to municipality and owners association"

 

First of all, I am not renting the whole apartment

I rented one of my rooms several times and I am living in the apartment myself.

Tourist tax is being paid automatically in through Airbnb

Owners association is okay to rent maximum of 30 days(I have written agreement regarding this).

So far I didn't receive any complaints about my guest or myself from neighbors. 

 

Can someone tell me, what will happen now? What can a municipality do and what should I do? I have replived the message about by kindly explaining all these.

I would report the "booker" to Airbnb by using the "flagged" link on the profile.

If you are renting your accomodation with respect to all rules, you should not be afraid of municipality and simply continue hosting (and ignore messages from lunatics and/or take actions as mentioned before).

Might be a glitch in the appearance of the listing,  when I looked at it, it sais living in the netherlands.

I would take this message serious,  too many people are bad informed. You have the oportunity to educatie them! reply the worried  messenger like you replied us and  explain that we in Amsterdam have a differente between B&B ( renting out a room in the appartement where you are also present during the stay of your guests, permitteren. The whole year through if registrated at the municipally) and Vakantieverhuur: renting out your whole apartement while you are not present: allowed only 30 days .  As a prove that you are officially registrated,  you can upload a PDF of your registration which you have gotten from the city after your registration.  You can read all the rules on https://www.amsterdam.nl/veelgevraagd/?productid=%7BC8EA978C-5861-4C8D-906E-C805F4D80CD8%7D. but this link can not be attached to the message of that person.  You can sent him/her to the Amsterdam information site B&B voorwaarden

I advise you to behave normally. And we as owners association have not authorized you to place that lock box. This is a country with rules.

Thank you. Renting a spare room is legal. Only one of the boxes is mine. With owners association, residents of the apartment agreed that residents can place a keybox and post box. You can request this agreement also from our owners association.

I would like to kindly go back to work, if you are not satisfied with my explanations, please turn to our owners association when you find necessary.

Hi,

Yes, I live there, you can stop by at any time and I can show whatever documents you request. Additionally, you can verify if I live there or not through our owner's association or municipality.

Hi Safak,

Thanks for your message. However we find it suspicious and are watching the situation. Witnessing that you had 8 dates available yesterday online for just the month of May is exceeding the limit and to us it is not a sign that you live there. People have even seeing you entering the door via the illegal lock boxes which doesn't seem like you actually live there, you are renting it out way too often to actually live there. Further you have to remove this two lock boxes or we will remove them. We suspect you are some sort of concierge for the apartment, do you have proof of having a job in Amsterdam? You are not supposed to rent out your place so often. We are strictly monitoring the apartment and verifying if you are the true owner. Please remove the lock boxes or we will take steps.

Thank you very much for being a responsible neighbor. I understand your concern and sorry if I made any disturbance so far.

Yes, I am the owner of the apartment, I didn't and don't rent my whole apartment. I have rented my room several times only and paid the tourist tax for that. (probably you can see that on available dates, all other dates are blocked).

I am aware that it is not allowed to rent the whole apartment more than 30 days according to local rules and according to owners association, I am not doing this and not planning to do this also as I am living here my myself.

I hope I was able to explain and share your concern.

You have to register every night that the room is rented with 30 days max per year. Also the two lock boxes on the front door are illegal. We have reported your apartment already with the municipality because you are going to or already have passed 30 days. Are you the owner of the apperment? We will investigate it via the owners association and I strongly advise you to cooperate. The fines from the municipality are very high and your neighbors don't appreciate you renting out your apartment. This is not eastern Europe and what you are doing is illegal.

@Anonymous It would appear from the messages you pósted that this situation only came about because you or your guests are being loud and disturbing the other tenants. Or is the guy lying? Regardless of what you are doing and how you are doing it is legal, if you and your guests don't respect the neighbors, I can see why they are upset and trying to get you to stop.

@Sarah327  we are not even in the same building with that person since I am living in my apartment, my guests and me, we are super silent people. As you can read from the messages, he is being racist, that's it.

@Anonymous  Yes, I did catch the racist tone. Just didn't know if the "disturbing the neighbors" part had any validity. Good luck.
