Building multiple condo units that have the ability to be Air BNB friendly

Good morning!

I am an airbnb host but also a realtor and working with a builder that is considering building 2 bed/2 bath townhome units near downtown Dallas that he is considering making one bedroom have a washer/dryer hookup and kitchenette and be able to be locked and secluded seperatley to make it friendly for buyers that would want to rent out the unit to AirBnB guests.  I am doing research for him on the option.  Is anyone familiar with this? Has it worked well?  Any pitfalls or hoops to jump through that you have seen?

@Zach3  As developers get into the short term rental business, there have been many cities that enacted restrictions on short term rentals that can make the investment less optimal.  This is a world wide reaction to the perception that such development impacts the long term rentals and the quality of life for full time residents.  San Francisco, New York, Palm Springs, Paris, Amsterdam are a few cities that have gone that route.

Of course we all know that Texas may be different but I suggest you connect with the Dallas Home Sharing Club (look under Discuss on this site) as those hosts might have a good handle on the political climate in Dallas.
