CONDOMINIUM LAW IN EL SALVADOR

 

I host a property in San Salvador and have had some problems with some of the owners that live in the condominium citing the following in regards to the Airbnb way of doing business:

 

-Safety concerns due to the high volume of reservations (new guests in little time)

-The time guests spend in the property is short, so it does not count as a conventional rental and therefore should not be allowed.

 

El Salvador has the following law that regulates condominums:

 

LPIPA: Ley de Propiedad Inmobiliaria por Pisos y Apartamentos.

 

The law does not regulate a minimum time limit and provides the administrator with tools to enforce any security issues.

 

In spite of this some of the owners insist that Airbnb should not be allowed.

 

Does anyone have experience with condominiums in El Salvador trying to solve the above issue the best way possible?

Hello anyone available to help with a question that I have. I want to host in El Salvador in Santa Rosa de Lima, La union. Does anyone know what the requirements are here to become a host? I been trying to find that info online but I am not able to. Please anyone that is able to help is greatly appreciated. Thanks

Hello. There are no laws or requirements from the side of El Salvador that prevent you from becoming a host.

 

If the property to be hosted is part of a gated residential area or an apartment complex, there might be rules that ban or restrict short term rentals (This hppens in the US too). This is independent from you being restricted to become a host.
