Ignoring smart pricing makes my listing invisible

I have the feeling that when I dont use Smart Pricing my listing doesnt show.

I usually get plenty of reservations regardles the number of visits to my listing, except when I ignore the smart pricing recommendations; then I get bombed by emails and messages asking to reduce my sensible prices up to a 40%. And of course, reservations go down considerably.

@Elizabeth429, it may not be the Smart Pricing being on, but the low prices Smart Pricing sets that causes your listing to show more.

(Meaning, that if you set the same price yourself, your listing would show more.)

Lower priced listings will rank higher in the search results.

It isn't the magic of Smart Pricing... it is the just the way the AirBnB search ranking works

(along with people booking more quickly with lower pricing).

 

I'm not saying you should lower your price; I am just saying: don't think that turning on Smart Pricing is your only option for better search placement.

Most hosts here are against Smart Pricing, @Elizabeth429. From what I noticed, myself being in the minority using this option. Airbnb often proposes unrealistic figures - a price of a room for a whole place, or a bunk in a hostel for a private room. Apart from prices, it's location and high/low season that drive bookings.
