Private room or entire place?

Private room or entire place?

Hi guys, I am planing to list a 99sqm flat with 4 bedrooms, what do you think is more profitable, to listed as private rooms or a tire flat? Location is Budapest and Airbnb users looking for budgets stay, however when I made my research I found that entire flat are booked much more then private rooms! Any thoughts?

I joined airbnb a little over a year ago. I have a condo with 3 bedrooms so I just figured I'd make multiple listings with linked calendars for the two smaller rooms, the master w/en suite, and the entire place. I put individual locks on all the bedrooms and in the end found out that it was a total waste of time. I wish I had done some research. If a single room was booked then that blocked off the entire place from being booked and that's where the money was/is. IMO forget individual rooms and just do the whole place. You'll get a better quality of guests and better income.

Go with the whole place, friend. While you can make multiple listings for multiple rooms, I think that the increase in management, cleaning, communication, and problem solving will just increase ten-fold. Make it easy on yourself and rent the entire place for a while and see how it goes. If you want to create multiple room  listings later, you can.

Listen to the voice of the market. Try both and very soon you will be on the right way. Every street, every property is different. The market has two sides- seller and customer. What perfectly fits you, may not fit your guests. And reverse.  It's not a one-sided game. In my opinion, you should try with the entire place first, to gain some experience.
