Special Offers and Payments

A guest and I agreed on a discounted nightly rate which i revised and sent as a "Special Offer" however the guest sees something completely different to what I see. Please help!

@Viara0  Did you account for the Airbnb service fee?  Depending on the length of the stay, it could range between 6% and 12%.

@Clare0 I am not sure how you do that (apologies for the silly question). This is what I as a host see below... What does the guest see in that case? I thought they see the $270 and the service fee is taken off of that before I get the final amount?

 

 

 

$45 x 6 nights = $270

subtotal = $270

service fee = -$9

you earn = $261

 

@Viara0  Airbnb charges a 3% service fee to hosts.  So your payout for $270 would be $261 (rounding the figures).  Airbnb also charges the guest somewhere between 6% and 12% depending on the length of the stay.  My guess is that your guests are being charged 12% which would mean that they have to pay $270 plus $32.40 (12%) equalling $302.  Is that what your guests are seeing?

@Clare0 Thank you so much, you have made it very clear and it's helped a lot. For future purposes is there any way I can tell how much Airbnb is charging as a service fee to the guest?

 @Viara0 Yes, you can easily see what percentage Airbnb charges guests by going to your listing and pretending you want to make a reservation.  It will itemize the service fee so you can figure it out. Don't go through with it of course!
