My superhost evaluation period is coming up on January 1st of 2017. Which time frame will be evaluated? I meet all criteria, except a few cancellations in 2016 due to having to shut down a listing because the neighbors did not like the Airbnb concept.
Hi @Valery0 Host cancellation (s) usually have a one year penalty regarding Super Host qualification.
Is there anything I can do because the cancellations were mandated by the Homeowner's Association? Since then, I've listed another property in a different area and have all (eleven so far) 5-star reviews and meet all the other criteria.
Is the previous listing that is no longer listed going to haunt me for 12 months, even though the current one is meeting all the check points?
@Valery3.....That is an interesting question and I can't give you a definitive answer. You say that the listing effected by the cancellations no longer is active. I can't see anything in the rules regarding this scenario however, I suspect that a hosts record stays with the host not the listing!
I am sure Airbnb would have taken into account, a host may have a few dreadful experiences and simply choose to shut their listing down and open another one to start afresh and rid themselves of some 'bad baggage'.
I understand you were forced into a situation where you had to cancel bookings but unfortunately the system is automated and does not take into account circumstances, it just records that you bit the cancel button!!
I would definitely get onto Airbnb and get an answer on this and plead your case for extenuating circumstances but Valery, your chances of getting a favourable hearing are minimal. Every day hosts are being forced to do what you have done because of precisely this reason....Condo/Strata management or a landlord has ordered that activity unauthorised by them has happen on the property and that activity must cease immediately.
This happens because, by hosting, you have rendered the properties insurance null and void. General Insurance companies will not cover short term rentals and Landlord Insurance won't cover short term rental or sub letting either....... and if a claim is lodged the insurance company will reject it on the basis that you were performing an illegal activity.
Now, that is the case in Australia and although another post has said that regulations are different around the world but, in view of the number of posts we have seen regarding insurance cancellation I would think this aspect is the same no matter what country it happens in.....I wish I could be a bit more positive!
Although I can no longer see your profile, thanks to another bit of Airbnb 'political correctness' gone mad, by the sound of what you have written you are doing everything you can to be a good host and I wouldn't be too upset by a delay in gaining Superhost! By the sound of it you already are....

Yes @Valery0 you are disqualified from SH for 12 months from the most recent cancellation.
@Valery0 @Linda108 Yeah Valery, host cancellations are the 'kiss of death' where Superhost status is concerned.
There is no acceptable reason as far as Airbnb is concerned for a host to cancel a guest reservation. If you are faced with a situation where you cannot honour a booking firstly, message the guest and explain your situation and inform them you will work with them and Airbnb to find an alternate listing that would be suitable and if that can be arranged the guest can then transfer the booking without penalty to either them or you.
If you cannot come to an agreement that way, you will have to contact Airbnb and ask them to relocate the guest. There are extenuating circumstances which Airbnb will accept if hosting is not possible but it must be their initiative to put those in place, not yours. At all times you must appear to be the aggrieved party, not the guest!!
Previously we on this forum could be much more specific with advice to others but now (by as we understand it, and we are in the dark here) privacy concerns seem to have prompted Airbnb to remove the option of viewing other members profiles unless viewed through the hosts listing page!! So any information we can now give will be general and possibly of no use to your situation.
