What is the average % for managing someone's Airbnb and is there a sample contract used

Hi 

I started being a host on Airbnb 2 years ago managing my boyfriends house when he was away on business. I currently now own my own property that I manage on Airbnb full time. I however just recently had someone interested in having me manage there Airbnb but feel lost on the current average % charged for these services and also about writing up a contract.

I technically just hire someone for cleaning and I do the rest, because I was also just doing everything and it was too much. I charge $100 for my cleaning fee and give it to her each time she's there, typically to clean up between guests, but other needs to go there might happen so this will be based on the hour when it comes up. I didn't write a contract, I hired her as a W2 employee.
