reservation change...

Hi lovely people I'm fairly new to all this! I have a guest that has booked my shepherds hut for tomorrow, he has only paid for the minimum number of guests (2) but is actually bringing 3. He felt that he could bring the extra person because I had a sofa they could sleep on? Any way, he has paid for the 2 people, I have explained the pricing structure and have sent him a reservation request - but what happens now if he doesnt respond to the request? Do i still have to provide his 2 berth accommodation? thanks everyone, much appreciated!!

We feel that the contract is for 2 people and therefore if they bring a 3rd person they are in breech of contract but ideally you could do with messaging them and say that a 3rd person needs to be paid for and as you will be sleeping on the sofa a special rate is enclosed.

We do supply the Towel s etc and an extra person does entail extra cleaning etc at the end of the stay.

Also very difficult knowing what to do when no reply to your message.

I had a guy show up with his girlfriend after making a reservation for only 1 person.. However, AirBNB said I could not change his reservation as it was already in progress.. Normally I would have just let this slide but water, electricity, etc., costs more for two people than for one.

I added an additional line in my house rules to cover this in the future. I suggest you do the same! Here is my verbage:
Additional guests not listed on your itinerary booking are strictly not allowed. If you need to add a guest please include them on the itinerary for initial booking or update your reservation before arriving. Guests not listed on your itinerary will, at owner's discretion, be charged an extra fee or not be granted access to the property.

I feel this is necessary for both financial and for safety reasons as, at least in my situation, I am still present on the property and anyone I am unaware of may pose a problem to me or my safety.

So what can we do when the guest(s) show up with more than the number on the reservation? If AirBnB won't let us change the reservation are we stuck? What if a person was to join mid-way through a reservation? It seems AirBnB's system ties our hands.
